Rental Lease Agreement

  1. Occupancy

    The occupancy of the Community Center is 106.

  2. Renters are required to adhere to these guidelines:

    A. Rooms are available to rent by an individual adult, 21 years of age or older.
    B. The individual signing the room rental agreement is considered the responsible party and is liable for the actions of their guests, damages and payment. Once the facility rental agreement is signed, the rental may not be transferred to another person.
    C. A refundable damage deposit of $125 is due at the time of reservation. All damage to the building or equipment by any individual(s) who are members of the group reserving the space is considered vandalism and will be paid for by the group or individual renting the facility.
    D. The rental fee is due 5 days prior to the event.
    E. If the reservation is cancelled for any reason with less than 5 days’ notice, the damage deposit will be refunded and the rental fees will be retained.
    F. In consideration for and as a condition of the use of the Community Center, the lessee hereby agrees to indemnify and hold harmless the Community Center, the City, and their officers, employees, agents and volunteers, against any and all claims, demands, causes of action, damages (including damages to Community Center and/or City property), costs and liabilities, directly or approximately resulting from or caused by lessee’s use and occupation of the Community Center, whether such use is authorized or not, or from any act or omission of lessee or any of its officers, agents, employees, guests, patrons, or invitees. The lessee shall at its sole risk and expense, defend any and all suits, actions or legal proceedings which may be brought against the Community Center, the City, or any of their officers, employees, agents and volunteers, and lessee shall pay for any and all loss, theft or damage to Community Center and/or City property caused by the lessee or any of its officers, agents, employees, guests, patrons, or invitees.
    G. The Community Center is a smoke, tobacco, and alcohol free facility.
    H. Taping, tacking, gluing, and nailing to all wall surfaces is not permitted. This is to include painted surfaces, fabric surfaces, and cabinets in the kitchen area.
    I. Kitchen is equipped with the following for your use: microwave, refrigerator, and stove.
    J. Trash receptacles and trash bags will be available during your event. All trash should be picked up and put in the green trash receptacle outside the east door.
    K. All equipment that is brought in is to be removed the same day as the event.
    L. Deposits will be returned once the Director has inspected the facility for any damage.
    M. A facility reservation contract is required for all lessees of the Community Center except those sponsored by the City and/or the facility Director. The City and facility Director will have scheduling priority.
    N. Any potential lessee may be denied use of the Community Center based on its potential overload of the facility or the negative effect it may have on the adjacent property owners or citizens at large.
    O. The Community Center’s large screen TV is allowed by request to be used during facility rental.
    P. The lessee is responsible to perform the following tasks prior to leaving the Community Center:
    1. Sweep and mop floors in all rooms that are used.
    2. Take out trash and put new trash bags in Community Center trash cans.
    3. Stack all chairs back on racks.
    4. Put up all tables on racks.
    5. Clean all countertops in kitchen and elsewhere used during the lease.
    6. Turn out all lights in the Community Center.

  3. Usage Agreement

    I, the lessee, have received, read, reviewed and agree to abide by the above Rental Lease Agreement. I further agree to be present at the Community Center during its use and agree to use due care to ensure that the provisions of this Agreement are enforced while the Community Center is in use. I further realize the ramifications of failure to abide by the provisions of the above Rental Lease Agreement.
